Subdivision Developments:

2build will organise the subdivision proposals for council.

Meeting the objectives, policies and sets of rules set in the District Plan for Environments, Resource Areas and Transport.

This process outlines the various activities allowed according to the District Plan and indicates permitted, restricted discretionary, discretionary and non complying activities plus matters over which control is reserved and those matters to which discretion is restricted.

 

 

Resource Consent:

2build will file the necessary documentation, written approvals and consultants reports to achieve the best outcomes from a Resource Consent.

There are two types of resource consents- Land use consents which relate to the use and development of land including buildings on land and Subdivision consents which relate to subdivision of land.

 

Permit Approvals LIM, PIM, BC

2build access the right information necessary to build within the right guidelines set by associated parties. The Project Information Memorandum will highlight relevant information pertaining to the section, specific requirements required to meet policies and amenity values before design.

 

Design Solutions:

3D Conceptual Design:

2build’s skilled design team develop your ideas into a 3 dimensional drawing placed on your site, you can view from all angles. You can visualise the end product and make necessary changes during the design phase.

Working Drawings and Full Specifications:

2build provide a very high level of comprehensive drawings and specifications which provides for a smoother transition to the construction phase.

Engineer Reports and Calculations

2build have engineers that provide all the relevant reports required for drainage and building.

Time Schedules.

2build will create an outline of the expected time schedules you should expect through the design and building stages and breaks them down with the relevant cost at each stage. This is extremely helpful when planning in advance the sale of your existing property or rental requirements before you can move into your new home.

Preliminary Costs.

2build are specialist in providing preliminary costs off conceptual plans. An 18 page detailed breakdown of the different elements that comprise your new home, mindful of the budget outlined. 

Building Contracts:

2build offer different building contracts, fixed or cost plus or project management only.

Insurance:

2build offer two insurances. First on every job is builders risk which 2build take out on each construction. The 2nd is the 7 years builder’s guarantee which is optional to you. It adds value to your home and it can be transferred, it stays with the home and not the original owner. It covers loss of deposit or non-completion during the construction phase and major structural defects for both materials and workmanship for seven years from the date of possession including the first two years of full defects cover.

 

Project Management:

2build Every job is managed at the highest level, not only on the project, but also meeting council inspections and ensuring the site is safe. 

Purchase and Delivery of Materials to Site:

2build has highly skilled staff to organise all the work involved organising contractors and materials on site at each stage of the project to meet the job schedule (weather permitting).

 

Pre-Purchase House Inspections:
